What changes the price of a pool remodel?

  • Interior surface area. A larger pool takes more finish material, more tile and more labor. It is the single biggest driver of a resurface budget.
  • A full chip-out. Every replaster we quote includes removing the old plaster down to the sound gunite shell. It costs more labor than coating over the old surface, but the new finish bonds to structure instead of inheriting the old layer’s hollow spots and cracks.

  • What turns up once the pool is drained. Cracks have to be repaired before a new finish goes on, and a bond beam often needs work once old coping comes off. A new finish over an unrepaired structural crack will telegraph through and fail.
  • Scope beyond the interior. New tile, coping, decking and equipment move a resurface into a full remodel. Adding a spa or water features moves it higher again.
  • Deck base and drainage. Decking runs $12 to $20 per square foot in concrete, $20 to $32 in pavers and $28 to $45 in travertine, before demolition and drainage work.

Why bundle the work while the pool is drained?

Draining, prep and startup happen once whether you resurface alone or replace tile and coping at the same time. With the pool empty and the plumbing open, it is also the cheapest moment to add a spa or water feature, convert to saltwater, or upgrade to variable-speed equipment and automation. Resurfacing a spa together with the pool saves a second mobilization and gives you a matched finish.

A straightforward resurface and retile usually takes two to four weeks. A resurface with new waterline tile is about two to three weeks from drain to refill, followed by a 28-day startup period of brushing and water balancing while the new finish cures.
